The space
BEDROOMS are furnished with Lucid memory foam mattresses.
Bedroom 1: 1st floor with Oceanview and lower deck access, small lounging area with loveseat and ottoman. King bed w/ ensuite bathroom (shower)
Bedroom 2: 1st floor with oceanview. Queen bed and ensuite 1/2 bathroom (with connection to bedroom 1 shower).
Bedroom 3: 1st floor with street view. Queen and twin bed. Adjacent to the full hall bathroom (shower/tub combination). **Please note that the twin bed contains 2 stacked trundle mattress (thinner 6″ Lucid memory foam mattress). These can be relocated in order to accommodate location of sleeping children. It is a mattress suited for children, not recommended for adults.
KITCHEN include stainless appliances, non-stick pots and pans, KitchenAid Mixer, roasting pan, bread machine, blender, toaster oven, toaster, crock pot, baking sheets, cupcake pans, mixing bowls, measuring cups / spoons, tupperware. We have an “honor system” spice cabinet that typically includes most of the spices and oils needed for homecooked meals. We have dietary restrictions in our family and typically cook / bake everything from scratch. We do not have a BBQ. Guests are welcome to purchase one locally and use it on the sand. BBQs are not allowed on the decks or under the house. We have a traditional coffee maker and a Keurig coffee maker. We stock coffee filters and creamer at the beginning of the season and ask guests to replenish supplies as needed.
TV/WIFI: We hope that you can unplug and enjoy beach living while visiting, but also provide a smart-TV that allows you to log into your own Netflix, Disney+, YouTube, Hulu and other streaming accounts. Our internet is provided by Spectrum. The console in the living room has USP/charging stations built-in. The headboards in bedrooms 2 and 3 also have built-in USP ports.
BEACH: Our house has beach towels, various sand toys and 4 folding beach chairs. We also have a hose as you come up the stairs to spray off sand before you enter the house.
LOCAL INFO: FoodLion, CVS, Gas and Beach Outfitters are located in Sneads Ferry which is about a 15 minute drive.
Guest access
Other things to note
Parking is limited to the left half of the driveway. Please be courteous when parking since the right half of the driveway is reserved for the other side of the duplex. Our side has enough room for 3-4 cars. Occasionally during high tide ocean water will come under the house and reach the driveway. Usually this is minimal and not concerning. If you become concerned please message via the app.
Initial household goods are supplied and guests should plan to purchase additional supplies if needed (Laundry soap, dish soap, garbage bags, paper towels, toilet paper etc.)
No smoking in the house. If you need to smoke, please do so outside and properly dispose of waste. Take care to ensure embers are not left to smolder.
Beach areas are home to certain pests. We are contracted with a pest control company with regularly scheduled treatments. Please understand the possibility of seeing pests in and around the home still exists, and that their presence does not entitle the guest to a refund.
Parties are strictly banned across the entire Airbnb platform. Also, we are in a quiet residential community. Neighbors will not hesitate to report excessive noise to the police and to us. Immediate eviction with *no refund* will result if there is a party on the property.
To protect your vacation investment, we encourage you to purchase travel insurance. No refunds will be given due to weather or other unforeseen circumstances.

Policies & Rules
We want to give you a wonderful vacation. We ask that you leave the property in the same condition as it was when you arrived. Enjoy your stay and leave the deeper stuff to the cleaning crew. Please do NOT strip the beds, that way the cleaners can inventory the linens. Please wash all towels. Please do not leave dishes in the dishwasher clean or dirty. If you would like to enjoy the wonderful ocean breeze and sounds, please turn the AC off as this can damage the units and cause humidity and condensation in the property. Causing damage to the ceiling, walls, and vents. No smoking or vaping inside, and please remove all food upon departure. Enjoy and relax, after all we are on Island Time. MAINTENANCE. The Guest shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The Guest agrees that the Landlord shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings or if the property requires excessive cleaning. Please do not rearrange furniture, décor or other items to include items in cabinets, drawers, closets, etc. LIABILITY. The Landlord is not liable for any loss or damage to the personal property of the Guest or their guests, unless the loss is a direct result of the Landlord’s action. The Guest is liable for the acts of anyone listed in this Agreement in addition to any guest that they should allow on the Premises. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired. ACCIDENTAL DAMAGE. If there are spills/breaks/issues that cannot be fixed by the Tenant, the Tenant will notify the Landlord immediately to prevent further damage and ensure the premises will be ready for the next Tenant.
